Why should I let my property?

There are many reasons why you should let your property, the advantages are many. The rental income will help with finance payments and with the other costs associated with owning property. Houses can deteriorate rapidly if left empty and unattended. Having someone living in your property will deter burglaries and vandalism.

If you still do not want to let your property, LYNX Management also provides services to care for your property whilst you are away.

Why should I use the services of a management company?

LYNX Management is a professional company dedicated to the high quality of service that owners and landlords demand today. Your custom is very important to us. As professional letting and management agents we understand how important it is to ensure that all aspects of letting and managing your property are dealt with efficiently and quickly so that any disruption is kept to a minimum.

If you are an owner living in another part of the world it is difficult for you know that your property is clean, secure and in good order. It is also extremely difficult to arrange for any repairs or necessary maintenance unless you are on the spot. LYNX Management has a range of options to suit your needs.

Your property is a substantial investment and it is important to you that it is properly cared for in your absence by a professional company.

Who will rent my property?

LYNX Management provides rental services for owners who want to let their properties long-term and also for owners who want to let their properties only for short-term holiday lets. Long-term tenants tend to be professionals who are working in Thailand. Holidaymakers come to Phuket from all around the world. If the owner wishes, we take great care to ensure that only families are allowed to rent their property.

How much will this cost me?

This will depend on the type of management you ask us to perform, the size of your property, and any special requirements. 

LYNX Management offers a range of services basic cleaning service to a comprehensive letting and maintenance service.

 

i. Our basic cleaning service. 

This provides you with a maid cleaning service on a regular basis ensuring that your property is kept clean, neat and tidy for your return. As the owner wishes, windows can be opened or air-conditioners switched on during the cleaning periods to keep your property and belongings properly aired and mould-free.

 

ii. Our cleaning AND maintenance service.

In addition to the cleaning with our basic service, we will also regularly inspect your property, report to you any maintenance or repairs required and on your instruction arrange for the work to be done by our own maintenance staff, or competent workmen at competitive prices. We oversee any work to completion. We will also, on your instruction arrange for regular pest control treatment and periodic air-conditioner service.

If you are not always readily contactable then we can also undertake emergency repairs which may be necessary to a maximum cost which you will be asked to specify.

For absentee owners who wish to keep their properties vacant, available for their own use, and in tip-top condition inside and out then this is the perfect solution to worry free property ownership.

 

iii. Rental and Management Service.

This is divided into two categories. For Long Term tenancies and Short Term holiday lettings.

 

Long Term Tenancies

We also recommend that you make use of our basic cleaning service unless your tenant makes arrangements which are acceptable to you.

Short Term Holiday Lettings

We strongly recommend that you use our cleaning service (a maid service can be provided daily during periods when your property is occupied) and we do suggest that you make use of our cleaning & maintenance service. A bed linen and towel laundry service is available whilst the property is occupied by paying guests. Airport transfers and other services can be provided for your holiday guests.

For both of these services we advertise in various forums in order to find suitable tenants for you. This cost is included in our fees.

Will I have to prepare an inventory?

An inventory should be prepared, including all items of furniture and fixtures, and the condition of each item. 

For long term rentals there are options of letting your property furnished or unfurnished.

For holiday rentals you must provide a fully furnished property including all necessary kitchen equipment. We require that you provide 3 sets of bed linen per bed, and 3 sets of towels per occupant. (Laundry service for these items may be included in the rental cost). A telephone for local calls and UBC TV are essentials. We can advise you of what needs to be provided in your property.

How often will my property be inspected?

This is done on a regular basis and the frequency depends on the standard of care of the property and garden taken by the tenant. Whilst visiting, a note will be taken of any repairs that may be required so that appropriate action can be taken.

For holiday lettings inspections will take place not less than prior to and at the end of each letting period. If you use our cleaning & maintenance service then inspections will be at least weekly.

Who pays the bills?

Holiday guests expect that the rent they are paying will include essentials including electricity and water as would be the case if they were staying at a hotel. We can assist you in ensuring that these bills are paid as long as we are provided with sufficient funding.

Long term tenants will be required to meet the costs of these services and we will ensure that payments are made promptly when due. If you are paying these charges by direct debit you should ensure that we are sent copies of the bills for collection from the tenant.

Should I insure my property?

A prudent thing to do at any time. If you are letting your property you may have to inform your insurance company. If letting your property furnished then also insure the contents.

When and how will I get paid?

For long term lettings you will receive your rental on a monthly basis. For holiday lets, you will receive your rent payment at the end of each letting period. Payment is made directly to your nominated bank.

This is followed up by statements detailing the rental income received. You may require these for income tax purposes.

Is there any risk?

It would be wrong to say that there is never any risk to allowing other people live in your property. Sometimes there are bad experiences, but fortunately these occasions are rare. In using the services of LYNX Management, we are on the spot every day of the year to sort out any problems before they become serious. We reserve the right to refuse entry or evict any tenant we consider as unsuitable or who is causing damage. We also hold a deposit against any loss or damage.

How much will I get?

Long term rentals are dependant on supply and demand, whereas short term holiday rentals are seasonal. The rental value will be affected by area, facilities, size, and type of property as well as the standard of decor. We can visit your property to advise you and assess the rental value.

People To Notify

1. If you have outstanding loans on your property, it may be necessary for you to notify your lenders that you intend to let your property.

2. Notify your buildings and contents insurers.

3. It is recommended that you retain telephone and service accounts in your own or company name. We will ensure that your tenants pay the accounts as required, and any outstanding amounts will be deducted from the tenant’s deposit money before final settlement. (For short-term holiday tenants the cost of local calls is usually included in the rental sum and you remain responsible for these accounts including local telephone service).

Security

1. Keys - if you have any new key cut, PLEASE ENSURE THAT THESE WORK AND ARE PROPERLY LABELED BEFORE HANDING THEM TO OUR OFFICE.

Please do not leave keys in the property as we obtain the tenant’s signature for all keys issued.

2. Alarms - if you have an alarm system fitted, please ensure that we are advised how the system works and that there are sufficient keys available if required.

Invoices

If you have any regular service accounts, for example pest control or air-conditioning servicing, we would strongly recommend that these are redirected to our office in order to ensure prompt payment. (Long term tenancies only). LYNX Management can arrange payment of these for you as part of our cleaning and maintenance contract.

Maintenance

We strongly recommend that you check your property thoroughly before letting. Our Cleaning Service Contract is also strongly recommended for your own peace of mind.

We would appreciate your leaving a few notes for the tenants regarding how your air-conditioning system works, where the water stopcock is located, how appliances are operated or details of any features which are unique to your property. This can often avoid breakdowns due to inadvertent misuse.

Personal Items

We recommend that you DO NOT leave personal items, clothing, items of sentimental value, or valuable ornaments, in the property, or that these are safely locked away.

Repairs

We would strongly recommend that you check your property thoroughly before letting, and that any minor repairs are carried out before the property is handed over to a tenant. We can arrange to do this for you if you use our cleaning and maintenance services.

 Note: we must be provided with funding in order to carry out repairs prior to the commencement of a tenancy.

(If the property is to be let furnished)

    GENERAL

In addition to the above, if you are using our Holiday Letting Service, we require a minimum of 3 sets of bed linen(top & bottom sheets) per bed, and a minimum of 3 sets of towels (hand and bath) per guest.
